Suburban sites located in eastern Pennsylvania, Maryland, New Jersey, Delaware, District of Columbia, and southern New York.
Zoning:
Should permit hotel use by right. Height permitted should be 3-stories minimum or 40 feet.
Lot Size:
Not less than 3 usable acres for a limited service hotel.
Purchase Requirements:
Fee simple.
Amenities Needed:
Sites near existing reputable restaurants open for lunch and dinner (preferably within walking distance) or sites near restaurant pads already under development. We are not restaurant operators and we look for, or expect a well-branded experienced operator to own and operate an off-site or adjacent restaurant. We will consider acquiring, developing, and then selling or leasing an adjacent site for a restaurant.
Access:
Need easy access to and from the site from major route(s)
in the area. Visibility from major route(s) is preferred,
but may not always be required (i.e.: less critical for
an extended-stay hotel)
Utilities:
Water, sewer, electric, gas, phone and cable TV at or near the site with sufficient capacity.
Market Type:
Sites well located with respect to corporate users.
Competition:
Markets not currently being served by one of several major
franchisers such as Marriott Courtyard, Marriott Residence
Inn, Hilton Garden Inn, Homewood Suites and Hampton Inn.
