Hotel Acquisition Criteria

Geographic Locations:
Suburban hotels located in eastern Pennsylvania, Maryland, New Jersey, Delaware, District of Columbia, and southern New York.

Type:
Limited service hotels or extended stay hotels greater than 110 rooms.

Market Type:
Hotels well located with respect to Corporate users.

Purchase Requirements:
Outright sale.

Amenities Needed:
Hotels near existing reputable restaurants open for lunch and dinner (preferably within walking distance) or hotels near restaurant pads already under development.

Brands of Interest:
We are interested in hotels that operate with the following flags, or have the ability to be converted to one of several major franchisers such as Marriott Courtyard, Marriott Residence Inn, Fairfield Inn by Marriott, Hilton Garden Inn, Homewood Suites or Hampton Inn.

Process:
We submit a Letter of Intent to the Owner and require a 60-day due diligence period to study the market and assemble financial data to determine if we wish to proceed further. If we have ongoing interest, we then submit a Purchase Contract to the Owner. We require p&l financials, STAR reports, and Quality Assurance Inspections in order to do evaluations.
